Understand the service

What is after builders cleaning?

After builders cleaning is a detailed post-construction or post-renovation service designed to remove fine dust, labels, light building residue and installation marks before a property is occupied, photographed or handed over.

It is not the same as ordinary deep cleaning. Fine construction dust settles on high and low surfaces, enters edges and fittings, and can resettle after the first pass. Specialist vacuums, repeated dust removal and surface-safe products may be needed.

Set out the finishing tasks in your quote request, including glass, fittings and fine dust. Arrange rubble removal with the builders and list any specialist residue or high-level work separately.

Suitable after

  • House extensions and loft conversions
  • Kitchen or bathroom replacement
  • Full or partial property refurbishment
  • New-build finishing and snagging preparation
  • Commercial fit-out or office renovation

Book at the right stage

The building work should be genuinely finished

Builders complete

Sanding, drilling, cutting, painting and silicone work should be finished so new dust and marks are not created after cleaning.

Waste removed

Contractors should remove rubble, timber, plasterboard, packaging, sharp objects and hazardous material unless licensed waste removal is separately arranged.

Utilities working

Safe electricity, lighting, hot water, ventilation and clear access are normally needed for detailed cleaning and equipment.

If trades must return, consider an initial dust-control clean followed by a final sparkle clean after all snagging work is complete.

Typical scope

What can an after builders clean include?

Use this as a comparison checklist. Individual providers may include, exclude or separately price each item.

Dust removal

  • Ceilings, walls and reachable high surfaces
  • Skirting, doors, frames and ledges
  • Switches, sockets and fixed fittings
  • Repeated vacuuming of edges and floors

Installed rooms

  • Kitchen units and appliance exteriors
  • Sanitaryware, tiles and bathroom fittings
  • Internal glass, mirrors and partitions
  • Inside empty cupboards by agreement

Finishing work

  • Adhesive labels and light residue removal
  • Interior windows, frames and sills
  • Vacuuming and surface-safe floor cleaning
  • Final detail check of agreed areas

Often excluded or charged separately

  • Builder’s rubble, skips and licensed waste removal
  • Hazardous dust, asbestos, chemicals or sharps
  • External windows and high-level access equipment
  • Professional carpet and upholstery extraction
  • Heavy paint, cement, grout or silicone removal
  • Repairing scratched, etched or damaged finishes

Residue removal needs permission

Paint, plaster, cement, adhesive and grout may require specialist products or scraping. On new glass, tiles, wood, metal and painted surfaces, the wrong method can scratch, etch or discolour the finish.

Identify the material and obtain approval before aggressive treatment. Some marks are defects or damage for the contractor to remedy, not cleaning tasks.

Budget guide

How much does after builders cleaning cost?

About £25–£40 per cleaner per hour is a useful broad planning range, although many providers quote the complete job after photographs or a site survey.

Current public UK guidance places many small-flat jobs around £100–£250 and larger-house jobs around £400–£700. Fantastic Services currently advertises after builders cleaning from £29 per hour within the M25, subject to minimum charges and availability.

Dust level, floor area, number of windows, detailed residue, unfinished trades and specialist floor or fabric work can move the total far beyond a simple room-count estimate.

Practical MV Cleaning insight

Fine dust often needs more than one pass

Post-construction dust moves easily and can settle again after the first clean. Working from high areas down, using suitable filtration and repeating dry-soil removal before final wiping usually gives a more controlled result than simply wet-wiping dusty surfaces.

The last clean should happen after trades have finished and protective films have been removed. Otherwise, new dust, footprints, sealant work or snagging repairs can undo the cleaning before handover.

Allow time for a final inspection in good light. Check edges, upper ledges, inside empty units, window tracks and newly installed fittings against the agreed scope.

How to compare after builders providers

  • Request a written room-by-room scope and exclusions.
  • Confirm whether the quote is fixed or based on labour hours.
  • Ask which equipment and dust filtration will be used.
  • Identify specialist residue and delicate new finishes.
  • Check public liability insurance and damage reporting.
  • Agree the final inspection and complaint process.

Clarify responsibility

The builder should normally remove construction waste and correct defects. The cleaning provider removes agreed dust and cleanable residue. Record pre-existing scratches, chips, paint defects and unfinished areas before cleaning begins.

For managed projects, name one person who can approve additional work and sign off the result.

After builders cleaning FAQs

Do the builders need to leave first?

For the final clean, yes. Any remaining drilling, sanding, painting or snagging can create fresh dust and marks. If work must continue, agree a staged clean instead.

Will cleaners remove paint and plaster?

Light, safely removable residue may be included, but heavy or cured material often needs specialist treatment and may risk damaging the surface. Send photographs and agree it separately.

Are windows included?

Interior glass, frames, sills and labels may be included. Exterior faces, high access and specialist equipment are commonly separate.

How long does after builders cleaning take?

A current provider example estimates roughly six to eight hours for a standard two-bedroom flat, but the number of cleaners is essential. Confirm total labour hours, not only elapsed time.

Is rubbish removal included?

Normally not. Builders should remove rubble and construction waste. Licensed waste removal must be confirmed and priced separately.

Can I compare quotes for this service?
